Assumptions

• Figures assume a $900,000 purchase price with 20% down and a credit score of 760 or higher. Home equity figures assume a $1,000,000 home with a $500,000 first mortgage. Your borrower's own numbers change the pricing — register the loan and the engine prices it to the file.
• Figures assume a single-family home, a 30-day rate lock, a debt-to-income ratio under 43%, closing costs paid out of pocket, and escrow accounts waived where state law allows.
• Monthly payments show principal and interest only. Property taxes, homeowners insurance, mortgage insurance, flood insurance, and HOA dues are excluded and will raise the actual payment.
• Home equity loans are fixed second liens with a set term. HELOC rates are variable — Prime plus a margin — so the payment moves when Prime moves, and the payment shown is interest-only during the ten-year draw period. Principal and interest are repaid over the twenty years that follow, at a materially higher payment.
• Points shown are a percentage of the loan amount, paid at closing. Third-party charges — appraisal, title, escrow, recording, prepaid interest — are not included.
• County conforming limits are the published one-unit figures for the ZIP entered and should be confirmed for the subject county.
• Rates can change several times a day and are not a lock. A rate is not available until it is locked in the portal.
