For the self-employed borrower whose returns understate the business. Deposits are the income: twelve or twenty-four months, personal or business, cross-footed on upload so the underwriter opens a file that is already added up.

No tax returns, no transcripts, no 4506-C. An expense factor applies to business accounts unless a preparer letter sets a different one.

How is the expense factor set on a business account?

A standard factor applies unless a licensed preparer provides a letter setting a different one. The letter is usually worth getting — it can move the qualifying income substantially.

Can deposits from more than one account be combined?

Yes, where the borrower owns each account and the statements cover the same period. Transfers between the borrower's own accounts are netted out so nothing is counted twice.
